Private lending is typically issued by private investors or companies. Interest rates are typically higher than conventional commercial or residential property loans because of the higher risk taken by the lender. Often, private lending is used for projects lasting from a few months to a few years.

  • Private Lending allows a real estate investor to finance acquisition and renovation costs, which reduces out of pocket expense significantly. Private lending also closes quickly and has less qualification requirements than conventional loans. These factors allow builders to compete for deals, retain needed capital, and maximize return on existing projects.

  • Yes, accredited investors are “natural persons” rather than institutions and have a net worth exceeding $1 million (excluding residence), or annual income topping $200,000 or $300,000 with spouse. Registered financial advisors are welcome as well

  • $100,000 is the minimum for the SDC Capital Income Fund, however the Fund manager may accept less to start a relationship. Please reach out to discuss.
